I’d say that the distinction between the 2nd and the 3rd is about right.
However there is something more to it for the first one, aside from sounding a bit clunky (which it kinda does):
You could interpret “Who is visiting us?” two ways, first, as a question about a future visit (ie, who is visiting us (this afternoon)?) - and this meaning is covered by the 2nd and 3rd translations - and secondly, as question about a visit that is happening at the moment (ie, who is (currently) visiting us?)- whose translation is the first sentence.
