- Real estate (i.e. land and house/building) = 不動産 (ふどうさん)
- Estate (not limited to real estate but valuable paintings, shares of companies etc,) = 財産 (ざいさん)
If the estate is given to his heirs, the estate is called 遺産 (いさん). The Kanji 遺 means “death”: 遺体 (いたい) is a dead body; 遺言 (ゆいごん) is a will; and 遺族 (いぞく) are family members of the deceased person.
He transferred his estate before he passed away, you cannot say 遺産 but 財産.
