Why do you use Ti dispiace but end it with sta succedendo vs stai succedendo?
Benvenuto, my grammar is not the best but here sta succedendo is third person referring to “what is happening”.

I would be a bit careful saying “ti dispiace”, as it sounds a bit rude to me, like saying “do you dislike”. I would prefer “potresti”, “could you”.

On the other hand I tend to read “ti dispiace” as “Do you mind …” pe “Ti dispiace chiudere la finestra?”

From our madrelingua…"il verbo ‘dispiacere’ è usato “per chiedere qualcosa con cortesia (ti dispiace se finisco di scrivere questa lettera?); a volte poi la cortesia è ironica o soltanto apparente (ti dispiacerebbe stare un po’ zitto?; se non ti dispiace, vorrei esser lasciato tranquillo)”.
So there we have it. And it’s definitely third person Sta as mentioned above. (“A proposito di ‘stai’ : il verbo ‘succedere’ nel senso di ‘avvenire/capitare’ può essere usato solo alla terza persona”).

Out of interest, another phrase popped up today “Ti dispiacerebbe dirmi cosa fare?” (Would you mind telling me what to do?") “Would you mind” - Conditional, as opposed to “Do you mind”. Just thought I’d mention it.
